Newly open, fully renovated old Kyoto Machiya in great location!

Located 300 m from the famous Toji Temple, in a quiet neighborhood, "Toji Machiya" is an old traditional Kyoto townhouse, featuring luxurious modern facilities and comfort.

The old townhouse has been entirely redesigned from the ground up, with both traditional and modern material. Special attention was paid to the refined atmosphere of the place as well as the comfort, for the enjoyment of our guests.

Our concept remains “Old Traditional Machiya with Modern Comfort”. Yes, in Kyoto, old traditional townhouse (Machiya) are actually very cold in winter and quite hot during the summer.

From the street, you access the newly renovated townhouse thought a gate and a leading garden passage. A beautiful wedding kimono welcomes you in the large entrance. A glass door opens into the dining kitchen space and the Japanese living room which itself opens to the Tsuboniwa, our beautiful little courtyard Japanese garden. An old wooden box stairs (Hako Kaidan) leads to the loft bedroom where you’ll find two single beds (mattress). On the right of the dining space, the main bedroom is a Western style one with a double bed, a closet and a working desk.

As is commonly done in Japan, when necessary, the living room can be entirely closed with paper sliding doors (shôji) and becomes an additional bedroom with futon placed on the tatami mats.

The traditional cypress wood bathroom opens to the courtyard garden (Tsuboniwa) and is a great spot to relax in a hot bath after a busy day visiting the city.

Throughout the house, both the walls and the ceiling have been fully insulated. We installed floor heating and western style radiators around the whole house. Sliding wooden doors (some are old original ones) and “Shôji and Fusuma” paper doors are used around. All the windows use pair-glass. And of course, all the rooms are equipped with air conditioning. The whole place has been decorated with various old traditional Japanese art-crafts for a more refined atmosphere.

In the dining area, we have a large wooden dining table with seating for six. During the cold winter, you will appreciate the floor heating both in the kitchen/dining area and the Japanese tatami living room. A large flat screen HD TV and a BD player are available for your enjoyment.

The fully equipped modern kitchen will please anyone who wants to cook at home, for a simple breakfast or a complete dinner. A large selection of cooking utensils, induction cooktop, microwave oven / oven, dish washer, all kind of appliances such as rice cooker, toaster, blender, electric kettle, coffee machine, and dishes, plates, glasses, cutlery, etc., are available to our guests. The setting is convenient for short stay as well as for people who stay for a longer period and prefer to eat at home. And of course, you'll find all the basics such as salt-pepper, oil, sauce, soja, etc.
The house is also equipped with a fully automatic All-In-One Washer / Dryer, something travelers will truly appreciate.

The place is very conveniently located near the Kyoto JR station for easy access to all sightseeing sites around Kyoto, and with about 60 m2 (including 10 m2 for the loft), it is spacious and adequate for groups of up to six people (although we'd recommend it for four-five persons).

And of course, our guests have unlimited access to super fast (optical fiber) internet access via Wi-Fi throughout the house.

This review might sound a little cheesy, but if you're looking for a place to stay in Kyoto; then look no further.

Regarding cleanliness, it was spotless when we arrived. It's really well kept! It's also well-equipped with plenty of ACs, which truly saved us from the summer heat outside.

Location wise it's pretty close to the Central station. There's also a buss station really closeby, like less than 100 meters. There's also plenty of nearby places to do grocery shopping.

Finally, we had the honor of talking to Akiko and Patrick.
From my traveling I've rarely had such an easy time to book and communicate with a host/hosts. Akiko and Patrick answers quickly on any questions you have and and they are extremely helpful, professional and considerate.
For someone who can't read Japanese there's plenty of documentation in English, for example: how the washing machine works, TV, how to get to common places and nearby sightings.

Our visit in Kyoto was truly 5/5 stars. If we visit Kyoto again we'll gladly stay at the Machiya again.

I had a wonderful time staying here for a work conference in July 2018. Akiko was extremely responsive and very helpful. My stay went very smoothly and was incredibly stress-free! Everything you need to know was provided beforehand (to have a smooth arrival) and in the documents at the machiya (to have a great visit). The machiya is gorgeous and the perfect size! Highly recommended.

Every detail was perfect. We truly felt at home in this beautiful machiya, and we particularly enjoyed the neighborhood away from throngs of tourists but convenient to Kyoto Station. A lovely visit. Oh! And the Toji Market on the 21st was the highlight of our stay.

Great place to stay. The loft was a bit small. The shower and bath was really nice and roomy. There wasn’t any dish washer soap so we had to hand wash the dishes.

Wow! My husband and I have rented homes in countries around the world, but this one is really something special. It is the *perfect* combination of stunningly beautiful traditional Japanese aesthetics with just enough Western amenities for travelers like us. It’s spacious, clean, and has so many little thoughtful things (like heated floors!). It’s just a few minutes away from the train, so getting around was very convenient, but it was still in a nice quiet area. And, of course, the samurai armor is super cool. The hosts were very nice and the whole process was a breeze. We would stay here again in a heartbeat!

We had a great stay at Toji Samurai Machiya. It was a very convenient location to Kyoto Station. Shopping and grocery stores and food places were within walking distance (5-15 minutes, depending on where you wanted to go). The Toji temple was down the street. The house was great and perfect for our stay. The details and work Akiko and Patrick put in through out the house were well thought out. My son LOVED staying in the house with Samurai Kevin and especially getting to sleep in the tatami room with Kevin as a look out :) Just a side note, for those with mobility issues, the lofted bedroom would be difficult to get to as the stairs up to it are very steep and there are no handrails. It was no problem for us, and the tatami room as well as the western style bedroom are all available and easily accessible on the first floor.

Akiko and the staff were excellent! I had many questions before and during our stay. Everyone answered all my questions and was extremely helpful. The Toji Machiya was exactly as shown. Amazing house. We enjoyed the feel of a traditional Japanese house with all the amazing modern features. We slept 6 in the house and we all fit nicely. It was wonderful to have a washer& dryer unit, all in one machine. Extremely convenient location. My family would love the opportunity to return to this house. Thank you for an excellent experience!!

Fantastic authentic Japanese accommodation, the space is small but beautifully and immaculately well designed as well as comfortable (we had 4 guests) and in a great location.
